Drywall Hanging in Miami

Board supplied and hung to the assembly the drawings actually call for, not whatever is on the truck.

Framing & Drywall

What the work involves

We hang the board the assembly calls for: standard, Type X fire-rated, moisture-resistant in wet areas, impact-resistant where a corridor is going to take abuse. Joints staggered, fasteners set to spec, ceilings hung before walls.

  • Type X fire-rated assemblies
  • Moisture- and mold-resistant board in wet areas
  • Impact-resistant board for corridors and high-traffic walls
  • Ceilings, including high and vaulted work
  • Sound assemblies with resilient channel and insulation

The board is not all the same

Standard board, Type X fire-rated, moisture- and mold-resistant, impact-resistant and abuse-resistant are different products with different jobs. A wet area gets moisture-resistant board. A corridor in a building that will take carts and furniture gets impact-resistant. A rated assembly gets the specific Type X the listing was tested with, in the number of layers the listing specifies.

Substituting down is invisible on the day and matters enormously later — at an inspection, at a mould claim, or the first time somebody puts a hand truck through a wall.

Hanging decisions that show up in the finish

Ceilings before walls, so the wall board supports the ceiling edge. Joints staggered rather than stacked. Fasteners set to the right depth — driven too deep they tear the paper and lose their hold, not deep enough and they telegraph through the finish. Board run perpendicular to framing where the assembly calls for it.

None of this is exotic. It is the ordinary craft of the trade, and it is the reason two walls built from identical materials can look completely different under a lamp.

Humidity, ceilings and sag

South Florida humidity is hard on ceilings. Half-inch board on twenty-four-inch centres will sag over time in this climate, particularly with insulation loaded on top of it. Ceiling board is either 5/8 inch, or half-inch sag-resistant product rated for the span, or the framing gets tightened up.

It is a cheap decision at framing stage and an expensive one to revisit, because revisiting it means the ceiling comes down.

Questions

Common questions

Do you supply the drywall or just hang it?

Either. Most jobs we supply and hang, which keeps the board specification our responsibility. If you are supplying it, send the spec so we can confirm it matches the assemblies before it is ordered.

What is Type X drywall and do I need it?

Type X is fire-rated board with a core designed to hold together longer in a fire. Whether you need it is decided by the assembly on your drawings, not by preference — garage ceilings, party walls between units, shaft walls and corridors commonly require it, and an inspector will check.

Can you hang high or vaulted ceilings?

Yes. High and vaulted work needs staging and enough hands to set board without stressing it, and it is priced accordingly — but it is normal work, not an exception.
