Interior Finishes
What the work involves
A door that sticks, drags or swings open on its own is almost never the door — it is the opening. We set the opening true, shim to the jamb and hang it so it stays where you leave it, then trim it so the whole thing looks deliberate.
- Interior door and jamb installation
- Exterior door replacement, including impact-rated units
- Window replacement and opening preparation
- Hardware, thresholds and weatherstripping
- Framing changes to resize an opening
Impact rating is not optional in Miami-Dade or Broward
Miami-Dade and Broward counties sit inside what the Florida Building Code calls the High-Velocity Hurricane Zone, or HVHZ. Inside it, exterior windows and doors have to be impact-rated or protected by approved shutters — everywhere in the county, not only near the water.
The products themselves carry a Miami-Dade Notice of Acceptance, or NOA, which is the documentation that a specific model passed the large-missile impact, cyclic pressure and water-resistance testing the code requires. The NOA has to be current and it has to match the exact model installed, because that paperwork is what an inspector checks.
Installation is part of the rating
An impact-rated window installed badly is not an impact-rated window. The approval covers an assembly, and that assembly includes the anchors, their spacing and embedment, the buck, the sealant and the flashing. Substituting fasteners or missing anchor spacing voids it, and it fails on inspection.
This is worth knowing because it is where price differences between quotes usually hide. Two bids on the same unit are not the same bid if one of them intends to install it to the approval and the other does not.
Interior doors, and why they stick
Inside, most door problems are opening problems. A jamb that is out of plumb gives you a door that swings open or closed on its own. A twisted opening gives you one that catches at the top corner. A rough opening that is out of square gives you reveals that taper, which everybody notices without being able to say why.
So the opening gets set true, the jamb gets shimmed at the hinges and the strike, and the door gets hung to stay where you leave it. Then it gets cased, and the casing makes the whole thing look deliberate.
Questions
Common questions
Do I need impact windows in Miami-Dade?
For exterior openings, effectively yes — the High-Velocity Hurricane Zone covers all of Miami-Dade and Broward, and requires impact-rated glazing or approved shutters regardless of how far from the coast you are. Whether you go impact glass or shutters is a cost and convenience decision; having neither is not an option on a permitted job.
What is a Miami-Dade NOA?
A Notice of Acceptance — the approval document showing a specific product model passed the testing the hurricane zone requires. It has to be current and match the exact model installed. We supply the NOA with the job, and the inspector will ask for it.
Can you replace a door without changing the frame?
Sometimes — a slab replacement into a sound, square, plumb frame is straightforward. But if the door was sticking, the frame is usually the reason, and putting a new slab into a bad opening buys you a new door with the same problem.
