Home Florida Keys
Remodeling & construction in the Florida Keys
Monroe County is one of the four counties we serve, and the work down there is not the same work as Miami.
Building in the Keys is its own problem
Almost everything that makes construction harder in South Florida is more so a hundred miles offshore. Salt air reaches every exposed fastener and fixture. Much of the housing stock sits elevated on piers because it has to, which changes how you get to the underside of a floor and what the space beneath a house is allowed to be used for. Flood-zone rules govern what can be built at ground level at all.
The design wind speeds are among the highest in Florida. The High-Velocity Hurricane Zone defined in the Florida Building Code covers Miami-Dade and Broward specifically, so Monroe County is not inside it — but that is a question of which approval pathway applies, not a licence to build lighter. Products and assemblies still have to be rated for the loads the site actually sees.
And the logistics are the other half
There is one road in. Material deliveries are scheduled rather than assumed, a forgotten item is not a twenty-minute round trip, and trade availability on the islands is thinner than on the mainland. That is not a reason to avoid the work — it is a reason to plan it properly, order early and stage material rather than discovering a shortfall on day three.
We price mobilisation and delivery as line items rather than folding them into the rate, so you can see exactly what the location is costing you and decide whether the scope is worth the trip. On a whole-house remodel it is a small fraction. On a single afternoon's repair it may well be most of the bill, and we would rather tell you that up front.

A remodel, and a new pool
A whole-house remodel on an elevated home in the Keys, with a pool, paver deck and turf added to a yard that did not have them.
Questions
Working in the Keys
Do you travel to the Keys?
Yes. Monroe County is one of the four counties we serve, and we have completed work down there — the before-and-after remodel on our about page is a Keys house.
Is the building code different in the Keys?
Different from Miami-Dade, yes. The High-Velocity Hurricane Zone in the Florida Building Code covers Miami-Dade and Broward specifically, so Monroe County sits outside it — but design wind speeds in the Keys are among the highest in the state, and much of the islands sit in flood zones with their own construction requirements. Neither is a reason to build lighter; it changes which approvals apply.
Does an island job cost more?
Mobilisation and material delivery are real costs and they are named as line items rather than buried in the rate. On a job of reasonable size they matter less than people expect; on a half-day repair they can be most of the price, which is worth knowing before you ask.

Ready to get started?
Send us the drawings, or just tell us what you are trying to do. We will walk the job and come back with a written, line-item price.
