Questions

Common questions

What areas do you serve?

Miami-Dade, Broward, Palm Beach and Monroe counties — Miami through the Florida Keys. If your job sits just outside that, ask anyway; it depends on the size and the schedule.

Are you licensed and insured?

Yes. We are a licensed and insured Florida contractor, and certificates are available on request before work starts.

Do you charge for an estimate?

No. We walk the job, look at the actual conditions and come back with a written, line-item price. Drawings tell you the scope; standing in the space tells you the access, the ceiling height, the condition of what is there and how much of it has to come out first.

How do you price work?

Line by line. The quote names the scope, the assemblies and the exclusions, so you can see what is included and — just as usefully — what is not. That is what stops a disagreement three weeks in.

Do you pull the permit?

On permitted work, yes, and we handle the inspections that go with it. Whether a job needs a permit is one of the first things we tell you, because unpermitted work becomes a problem at the point of sale rather than at the point of construction.

Do you work on commercial jobs as well as homes?

Both. Commercial work tends to mean tenant improvements and build-outs, often phased or out of hours around a business that has to keep operating. Residential means remodels, additions and single-room work, usually in a house somebody is living in.

Can you take on just one part of a job?

Yes. Plenty of our work is one trade on somebody else's project — the drywall on a build a general contractor is running, or the framing ahead of another crew. You do not have to hand over the whole job to use us for part of it.

Who will I actually be dealing with?

One foreman, reachable by phone, who knows what was agreed. The name and the number stay the same from the bid through the punch list.
